Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. Where a referral fee is paid to a third party, this fee is paid by ourselves up to a maximum of £75 + VAT without any cost to yourselves.

How long will my re-mortgage take?

How long it will take from your mortgage application being approved will depend on a number of factors. The average process takes up to 4 weeks once the mortgage offer has been received.

What is included in the Quoted Fee

  • Taking your detailed instructions
  • Perusing and advising on:
    • Mortgage offer
  • Submitting Local, Mining and Drainage searches and checking results
  • Liaising on completion date
  • Preparing:
    • Certificate of Title to Lender
    • Mortgage Deed
    • Completion Statement
    • Notice of Assignment and/or
  • Submitting pre-completion searches at H M Land Registry
  • Collecting funds from you and Lender
  • Effecting Completion and notifying you and Lender
  • Preparing and submitting Land Registry application
  • Dealing with Land Registry requisitions
  • Sending Land or Charge Certificate and Deeds to you or Lender

What is not included in the Quoted Fee

  • Additional work required by special conditions of Mortgage Offer
  • Second or subsequent Charges
  • Collateral security
  • Arranging buildings or life insurance
  • Dealing with separate Lender’s Solicitors
  • Completing Stamp Duty Land Tax Return (standard fee £45.00 + vat)

We will endeavour to give specific quotations for any additional fees which may arise where we can, but this may not always be possible if the additional time involved cannot be accurately assessed.
